Preparing Your Home

Murcia Villas takes great pride in the standard and presentation of the accommodation. Tenants alike need to feel at home in your property, therefore a “home from home” effect is required.

First impressions are very important and it is imperative that the property is clean and tidy, clutter free and easy on the eye. Matching bed linen, co-ordinating fabrics all help to create the right impression, it is easy and relatively inexpensive to create the luxurious image.

It is important that you put yourself in the place of the guest and equip the property with items that you would like to find if you were renting the property. Labour saving devices such as dishwashers, although not essential will make your property more attractive to guests in this highly competitive market place and put your home to the top of their short list.

Furnishing Service

Murcia Villas works with a number of furniture suppliers in the local area offering stylish and affordable furniture packages to suit all tastes and budgets. We can arrange for a specialist to contact you to run through your requirements. Alternatively, we can assist in completing the furnishings by purchasing patio furniture, sheets and towels and other items that you may not have the time to arrange when you are here in Spain. We can organize anything from Air conditioning installation, patios and garden landscaping, swimming pool, hot tubs and soft tubs.

Keys and Lock changing services

Murcia Villas will need three sets of keys to the property. These are coded and kept in a locked store cupboard at our office. The key coding does not reflect in any way the address of the property.

From time to time unfortunately keys are mislaid by guests or simply the lock seizes and we have to change the locks. We will carry this out immediately if your home is at risk and let you know that your new set of keys will be ready for you to collect for your next visit.

Long Term Let and Holiday Bookings

Through our successful marketing methods we will find generate holiday bookings or a long term let for your property and offer the peace of mind of regular contact with the tenant or guest during their stay at the property.

Murcia Villas Services

There are four levels of services available from Murcia Villas.

A) Property Management

Property Management is important to owners not living in close proximity to their home in Spain. We understand that your property is not just an investment; but that this is your home in the sun and respect the fact that it might need maintenance from time to time. We will act as your caretaker and ensure peace of mind in your absence. Our management package can be as flexible as you need it to be.

Regular Property Visit and Inspections

We will visit your home at least once a month to air the house, check and repair any minor maintenance problems. We will check that all the light bulbs are working, water the plants, air the rooms, test the water to the bathrooms and kitchen and check for leaks. Humidity can be a problem and therefore it is crucial that the house is aired on a regular basis to prevent any build up of damp. We have a twenty point checklist to give you peace of mind.

We will act as your representative in Spain and act on your behalf liaising with utility companies or insurance companies whenever needed. We will hold the keys and grant suppliers and maintenance contractors accompanied access to the property in your absence.

Inventory

Murcia Villas will compile a full inventory listing of the items that you have in the property together with their condition. This will be retained on disk and can be updated quickly and easily.

Maintenance Team

Major faults will be reported to you immediately, we will obtain quotes for the repairs from our reputable contractors and organise the repair upon your authorisation. If the repair is urgent, such as a water leak, we will immediately take steps to prevent any further damage.

Spreadsheet and Accounts

In addition to visiting the property and carrying out minor maintenance, we will provide you with a statement on your account to show your balance and any expenditure, so that you can be see any expenditure which has occurred.

Villa Books

Each property will have its own individual information folder with details about the local area with maps, dates and details of local fiestas, markets and attractions

Calendar and Availability

We will keep an up to date spreadsheet calendar of any friends or family that will be using the property over the year to ensure that we clean and prepare the property in good time and to your wishes and specification.

B) Management and Lettings

Full management of the property as detailed above.

Murcia Villas will undertake to market and advertise the property for long term rentals. We will photograph the property and write a complete description.

Your Own Bookings or Family and Friends

Murcia Villas is a happy to help with the administration, cleaning and laundry of your own bookings. We would ask that you inform us of any bookings that you have taken yourselves by informing us by email or the dates you have booked yourselves as we naturally need to keep our “availability List” completely up to date

C) Registration and Marketing Service

Some clients employ us simply to market their property and take reservations for long term rentals. There is a registration fee for this service.

D) Key Holding Service

It is a legal requirement that owners who do not live as residents in Spain to have a nominated key holder that retains the keys to the property. Key Holders are required to allow workmen access for a number of reasons. Perhaps there has been a leak in the apartment above and there is water damage. The insurance assessor will need to access your property to put in a claim for the damages. There is a problem with an electrical installation and the company need to access the property to sort out the problem. We will hold a set of your keys safely for you in our offices in the event of such an incidence.
